Before you can bid on a property, you must complete a Sheriffsale.com registration form. A valid credit card or bankcard is required for online registration.

You can use Sheriffsale.com to search or browse properties in a variety of ways.
Property Descriptions are located beside the property photos. Property Descriptions includes the real debt amounts and very soon will include the market value.

You can also get to the property information page and place a bid while you are viewing the properties. Refer to the Searching for Properties section for detailed instructions on viewing properties.
Sheriffsale.com is a pre-bid process, which ends three days before the live Sheriff's Sale. When the online auction closes, the highest bidder will be asked to submit ten percent of the bid, plus a 25.00 representation fee. The highest online bidder will be represented at the live sale by an experienced bidder who will actively bid on your behalf. If the highest bidder does not submit the required deposit, the second highest bidder will be given the opportunity to be represented at the live Sheriff's Sale.
Payment can be made via Wire Transfer or Certified Check and must be received by Sheriffsale.com by 5:00 p.m. EST the following business day.
If the experienced bidder submits a winning bid on your behalf, you will be required to pay an additional $75.00 processing fee.
The highest online bidder will be represented at the live Sheriff's Sale by an experienced bidder who will actively bid on your behalf.
If the experienced bidder submits a winning bid on your behalf, you will be required to pay an additional $75.00 processing fee.
Sheriffsale.com's bidder will submit bids up to but not exceeding the maximum bid that you have authorized. It is possible that the Sheriffsale.com's bidder will be able to secure the property for thousands less than your highest bid. Sheriffsale.com's bidder will only submit the required ten percent. Any funds in excess of the $25.00 representation fee, $75.00 processing fee, plus ten percent of the winning bid, will be refunded to the online bidder within 10 days.
Sheriffsale.com will submit your ten percent deposit to the Sheriff's Office on the day of the live sale.
A receipt of your deposit and specific instructions for paying the 90% balance will be sent to you via a traceable courier.
Payment of Property will be required within 30 days of the sale.
You will have 30 days to pay the balance of your bid for the property. The winning bidder should correspond directly with the Sheriff's Office in regards to payment of the balance, and acquiring the deed to the property. Please note that the balance of the payment must be submitted to the Sheriff's Office in the form of cash, certified check, attorney's check or money order made payable to the Sheriff of Philadelphia County. No Credit Cards, personal checks, drafts of promises to pay will be accepted. If you do not submit the balance of the funds for the property within the allotted time, your deposit will be forfeited.

How do I know my personal information is secure on the Internet?
All information will be protected through a secure socket layer (SSL), which protects user information from the rest of the Internet.
What precautions are taken to prevent false bidding?
Precautions are taken through the pre-bid registration process to prevent the use of invalid information.
Will I be able to increase my bid after I enter it on the Internet?
Yes, you will have up to three business days prior to the actual sale to increase your bid. On the day of the Sheriff's Sale, the representative that is bidding on your behalf will contact you by a predetermined method to inform you of the bidding and to ascertain bid increases during the auction.
Will there be photographs on the web site of the houses for sale?
Yes, approximately 2/3 of the houses for sale will be pictured on the site.
Will I be able to see what other on-line bidders are bidding?
Yes, you will see the highest bid submitted.
Does SheriffSale.com have a membership fee?
Yes, there is a $10.00 per month membership fee.
Will it cost me any money to bid on-line?
If you submit the highest on-line bid, there will be a $25.00 fee for SheriffSale.com's experienced bidder to represent you at the actual Sheriff's Sale.
Is On-Line Bidding taking place while the actual sale is going on?
No. On-line bidding is a pre-bid process that will end approximately three business days prior to the actual Sheriff's Sale.
Will I need to come to the actual sale if I am the highest on-line bidder?
No. You will represented by SheriffSale.com's expereinced bidder at the actual sale.
How much money do I have to put down, and when do I need to have the money?
You will be required to deposit 10% of your bid 24 hours after you've been notified that you are the highest on-line bidder.
What are acceptable forms of payment?
Money Orders, Certified Check's, Personal Checks, Attorney's Checks, Wire Transfers, and Cash
If I make my 10% deposit and I'm unable to pay the remaining 90%, will my deposit be refunded?
No. If you are unable to pay the remaining 90% within 30 days your deposit will be forfeited and funds will be applied to the Sheriff's cost and any municipal claims that the city has on the property.
